Our community offers a family-friendly residential neighborhood located in Grand Island, Florida. Grand Island Estates has only one entrance and exit to the 47 homes in our subdivision, which minimizes traffic volume making it an attractive and more private community.
We have created this website to help keep neighbors connected with the Declaration of Easements, Covenants, Conditions and Restrictions of Grand Island Estates, ACC Forms, Financials, Annual Lot Dues Invoice, Neighborhood News, Events, and to provide a secure link for payments.
The 2026 Annual Calendar HOA Lot Dues are equal to $500.00 per Lot for the year.
The Annual Lot Dues are invoiced in March of each year and Due April 1st.
The Association shall declare any assessment not paid within 30 days after the due date past due. In addition, the Association may bring any action of law against the owner personally obligated to pay the same or foreclose a lien against the property. In either event, the non-paying owner shall pay for the cost of bringing the suit, including reasonable attorney's fees, late fees, interest and administrative costs.
